Finding the right apartment near Virginia Tech comes with a lot of questions, and we believe getting answers should be simple. We are here to provide clear, straightforward information about leasing, amenities, policies, and what it’s like to live at Collegiate Suites & Hunters Ridge. Whether you're planning ahead or ready to apply, you'll find the details you need to feel confident in your decision.

  • We offer 1 bedroom, 2 bedroom, and 4 bedroom apartment homes.  

  • Our community offers amenities designed for comfort, convenience, and connection, including a 24-hour fitness center and study room, clubhouse café, and a clubhouse with lounge areas, a kitchen, and outdoor grilling space. Residents can also enjoy the Hunters Ridge Quad with a fire pit and hammock garden, along with free parking, bike racks, a basketball court, and easy access to nearby bus stops. Apartments come fully furnished with stainless steel appliances, an in-unit washer and dryer, and a 55-inch smart TV, with select homes featuring private balconies, bathrooms, cathedral ceilings, and walk-in closets.

  • A security deposit is a qualifying option but is not required for all applicants.

  • Applicants may qualify by using one of the following options: 

    Guarantor 
    A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. Income equal to three times the monthly base rent is required. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening. 

    Self-Qualification 
    Applicants must have verifiable income equal to three times the monthly installment. Proof of income is required, and applicants must pass credit, background, rental history, and income screening. 

    Security Deposit 
    The security deposit is equal to two monthly installments and must be paid within 14 days of lease signing. 

    Guarantor Waiver Program 
    We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status. 

  • Internet, trash, recycling, and pest control is included in the rent. Electric, water, and sewer are not included and are billed monthly through a third party vendor based on usage. 

  • We offer a 12-installment lease term- from August to July. Please contact the leasing office with any questions regarding lease options.

  • Collegiate Suites & Hunters Ridge is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

  • Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

  • Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

  • For maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life threatening emergencies, please contact 911.

  • Rent is due on the first of each month and is paid through the resident portal.


  • Yes. Liability insurance is required for all residents. All residents are required to have renters’ insurance that meets the requirements of the lease contract. It must show a minimum of $100,000 of liability coverage per incident for the perils of fire, smoke, explosion, water discharge, & sewer backup. Coverage may be selected through a third-party that meets requirements or a mandatory enrollment of the liability waiver program with our preferred vendor, Foxen Insurance. 

  • Each apartment includes essential furniture, with some items varying by floor plan. All units include a couch, coffee table, side table, entertainment center, bed frame, mattress, desk, desk chair, and dresser. Some floor plans may include additional items. Please contact the leasing office for specific details regarding your floor plan.

  • Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement. 

    Lease Reassignment Guidelines 

    • Residents must notify the leasing office of intent to vacate 

    • The current resident is responsible for finding a qualified replacement 

    • An assignment fee equal to one month’s rent applies 

    • All outstanding balances must be paid before reassignment is finalized 

    • Lease concessions do not transfer 

    • The new lease rate will match the original lease rate 

    • Rent is not prorated 

    • Resident notifies the leasing office 

    • Replacement completes an application and meets all rental criteria 

    • Replacement signs a new lease 

    • Current resident pays the reassignment fee and clears all balances 

    • Original resident responsibility ends once the replacement moves in and pays rent 

  • Yes, if spots are available. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

  • Each resident receives a key to a mail kiosk located near their building, where mail is delivered. Small to medium packages may be placed in your mailbox or in a parcel locker, with a key provided in your mailbox. Larger packages are delivered directly to your apartment door. Please note that the leasing office does not accept or hold resident mail.

  • Yes! Resident parking is free as long as you are displaying a valid Collegiate Suites & Hunters Ridge parking pass.

  • Yes, guests may park in any space on property that is labeled “Visitor”.  Parking in an unlabeled spot without a resident parking pass will result in them being towed.

  • No. The total rent for the lease term is a set amount and is payable in advance in twelve equal monthly installments.

  • Our units all come furnished with our standard furniture package, and we do not have available space to store furniture items.

  • Residents are welcome to have guests but are responsible for their behavior at all times. Guests may not stay more than 3 consecutive days or more than 6 total days in a month.

  • Amenities are available for all residents to enjoy. Residents of Collegiate Suites are welcome to use the amenities located at the Hunters Ridge Quad, and Hunters Ridge residents may use the amenities at the Collegiate Suites Clubhouse. Guests may also use amenities when accompanied by a resident.

  • These areas are not available for private rental and are available to residents on a first come, first served basis. Residents are responsible for their guests and any damage they may cause. Please be respectful of the space and other residents and clean up after use. For questions about permitted use, contact the leasing office.
